This opportunity will be based in South London (hybrid working) and is paying £19.75 PAYE / £24.51 Umbrella. The ideal candidate will have experience and be comfortable with the following:* Develop and deliver neighbourhood plans and local offers. * Deliver a programme of regular estate inspections and prioritising fire safety risk assessment follow up work. * Work with local residents groups to develop local community facilities, activities and events as part of a neighbourhood plan and local offers. * Work collaboratively with local partners such as safer neighbourhood teams, the voluntary sector and youth services on neighbourhood safety and ASB issues, for ad hoc or routine meetings as appropriate. * Liaise with other departments on neighbourhood improvements and services * Visit customers in breach of their tenancy or lease agreement where tasked to do so * Visit customers who may require additional support and assess whether they require on going tenancy sustainment. * Conduct viewings and sign ups or tenancy assignments. * Attend court to represent and/or provide witness statements as required * Conduct evictions and attend stay hearings. * Checks on property condition as required for the purpose of mutual exchange, during the tenants notice period or planned visits. * Assist with major incidents and the decanting of tenantsIf you are interested in this role and would like more information, please apply or get it touch!

Neighbourhood Response Officer

We are currently recruiting for a Sales Executive for new homes based in Manchester on a temporary contract.The pay rates for this role are £16.90 PAYE / £20.88 Umbrella –The ideal candidate must be an experienced sales exec from either new homes or shared ownership (preferably experience in both) working hours will be Sunday to Thursday 10am-6pm.To be responsible for front line sales performance for Shared Ownership and any other sales related products offered.– Deliver sales performance to individual targets to ensure reservations achieved from plan and stock– Close liaison with the Customer Service Team, Marketing team, Sales Progression team, After Sales team, independent mortgage advisers, solicitors, Service Charge team and Housing Management on all sales related matters.– Close and efficient management of sales leads ensuing high levels of customer satisfaction.– Excellent conversion rates from sales lead to reservation– The ability to keep sales to tight time frames for processing– To be expert in the sites and locations to inform and promote our developments, locations and wider communities– To be expert in our specification and product to inform and sell to customers with the ability to understand plans and property technical information and be able to sell accurately from plan– Ensure customers are assessed for eligibility and affordability in line with Homes England’s Capital Funding Guide/s and all compliance and regulatory requirements are met to audit standard for shared ownership, or any other products.– To ensure all sales pack and legal requirements are in place prior to launch– The ability to explain to customers – service charges, estate charges, ground rents, stamp duty and the responsibilities and obligations associated with different products– The ability to be able to explain freehold and leasehold terms and conditions and talk through the conveyancing process and guide buyers through the customer journey– An ability to assess applicants and qualify their eligibility on different terms depending on the sales product– To be responsible for all delivering sales in line with industry regulations such as fraud, money laundering, GDPR and property miss-descriptions– In some cases to be responsible for negotiating the optimum price within pre-set marginsIf this role is of interest to you please apply today or get in touch!
