We are looking for a Senior Project Manager to lead our Asset Investment (Planned Works) team. About the role You'll lead the delivery of capital investment and refurbishment programmes across our housing stock, playing a critical role in our long-term asset strategy to ensure homes remain safe, modern and fit for the future. You'll be accountable for programmes being delivered safely, on time, within budget and in full regulatory and contractual compliance-while driving a customer-focused service that exceeds satisfaction targets. You'll foster strong contractor performance against defined KPIs, build effective stakeholder relationships, resolve issues promptly and use resident feedback and data insights to drive continuous improvement. What you'll be doing as a Senior Project Manager - Asset Investment / Planned Works (Social Housing): <ul> <li>Lead SHEQ culture: Embed robust health, safety, environmental and quality standards across all planned works; ensure compliance with CDM 2015, British Standards, HSAW 1974, MHSWR and Section 20 consultations. Coordinate spot checks/site visits and maintain audit-ready evidence. [</li> <li>Manage &amp; develop the team: Set clear objectives, coach Project Managers/Officers, run regular 1:1s and appraisals, address performance issues, plan resourcing and succession, and maintain aligned policies/procedures.</li> <li>Deliver programmes: Define scopes, milestones and KPIs before works commence; supervise leaseholder and Party Wall consultations; keep documentation accurate and accessible; oversee asset management system updates and data integrity</li> <li>Procure &amp; administer contracts: Lead procurement in line with policy (Delta portal); chair contractor meetings; manage performance and KPIs; resolve issues professionally and promptly per contract condition.</li> <li>Own budgets &amp; forecasting: Collaborate with Property Services, Compliance, Asset Data and Finance to plan multi-year budgets; monitor spend and value for money; report forecasts and exceptions with corrective actions.</li> <li>Champion customer experience: Communicate upcoming programmes clearly, gather feedback on materials/quality/contractor performance, support Complaint Resolution and embed learning into future delivery.</li> <li>Uphold governance: Ensure GDPR, standing orders, financial regulations, policies and mandatory training compliance across the team.</li></ul>What we're looking for as a Senior Project Manager - Asset Investment / Planned Works (Social Housing): <ul> <li>Strong team leadership and people management skills.</li> <li>Construction background with sound knowledge of residential maintenance/refurbishment and contract administration.</li> <li>Health &amp; safety knowledge (e.g., asbestos, fire safety; CDM 2015</li> <li>Excellent stakeholder engagement, communication and problem-solving skills; equality &amp; diversity commitment.</li> <li>Proficient with MS Office and familiar with asset/housing management software; confident report writing (programme progress, H&amp;S, budget spend).</li></ul>Qualifications: <ul> <li>Degree level (or equivalent experience) essential.</li> <li>CIH Level 3 and RICS/CIOB desirable</li></ul>About us bpha is a Housing Association located in the Oxford to Cambridge Corridor, which is committed to providing its customers with high quality, value for money services whilst continuing to develop energy efficient, sustainable and affordable housing. Job Introduction Job Title: Project Officer Salary: £23,216 Contract: Permanent Location: St Helens Weekly Hours: 35 So.... What is this role exactly? This is an exciting opportunity for a Project Officer (Support Worker) at our homeless lodge in St Helens. As Project officer you will be supporting vulnerable adults and families to improve their outlook and empower them to move on successfully to an independent tenancy. You will meet a wide variety of people and will make a real difference to customer's lives. Pennington Lodge offers temporary accommodation to adults and families who find themselves homeless for a range of reasons. We offer 24hr staff support in a secure and safe environment. Project Officers have a caseload and provide key work 121 support. A large part of the role is lone-working and would require you to work under your own initiative. What will my working week look like? This is a full-time role based on a 10 day working rota. Project Officers work 12.5 hour shifts in blocks of 4. Working with 2 days (07.45 to 20.15), then 2 waking nights (19.45 to 08.15) and then 6 days off - for example: Monday &amp; Tuesday 07.45 to 20.15; Wednesday &amp; Thursday 19.45 to 08.15; then off rota for 6 days back on shift following Thursday 07.45 to 20.15 What will I be responsible for doing? As a Project Officer you will play a key role in supporting residents to help them achieve their goals and move on successfully to independent tenancies. You will do this by building strong working relationships and creating family centred, holistic support packages. One of the great things about this role is the positive impact you will make to our customers lives and the genuine improvements you will make to their situations.
