Position: House Manager

Location: Fitzwarren House, London, N6 5LX

Working Hours: Monday - Friday 0800 - 1700

Salary: £36,000 - £40,000

Development Details:

Fitzwarren House is a retirement and independent living development in Highgate, comprising 17 apartments. The site features beautifully landscaped gardens with a fish pond, along with a residents' lounge and conservatory, all connected by accessible pathways that create a welcoming and tranquil environment. The development is conveniently located around a 10-minute walk from Archway Underground Station.

Key Responsibilities and Requirements:

As a House Manager at Rendall & Rittner, you will:
  • Provide exceptional customer service to the residents, guest and visitors by being attentive, visible and interactive. You will conduct site walk arounds, ensuring you take the time to meet / greet and communicate with residents.
  • You will hold and help facilitate in the coordination of community engagement activities such as morning coffees.
  • You will manage front desk duties such as parcels, keys, attending to resident queries and complaints in a timely and efficient manner.
  • You'll be a true expert in customer service, who uses this to engage, communicate and inspire others.
  • You will have a good understanding of building safety, ensuring H&S compliance conducting site patrols, daily, weekly and monthly checks. As well as creating disaster recovery manuals, reviewing risk assessment reports and ensuring remedials are actioned.
  • Supervising contractors that attend the site, ensuring appropriate RAMS and permits to works.
  • Actively maintain the housekeeping, appearance, functionality, and image of the building - both internal and external - in line with company and brand standards.
  • You will carry out light maintenance task as required such as changing light bulbs, unblocking drains etc.
  • Support residents with liaising with third part contractors for their homes as required.
  • The House Manager will conduct routine checks of the entire premises including all plant rooms and machinery, conduct regular fire prevention and health and safety checks, manage on-site contractors, liaise regarding reactive maintenance and generally ensuring the smooth running of the site.
  • Undertake appropriate First Aid and emergency response training - including operating defibrillators.
  • To carry out security inspections and operations as required, reviewing CCTV to monitor the security of the site.
  • You will hold the IOSH Managing Safely qualification or will be willing to obtain within the first 6 months of employment.
  • You will hold the TPI qualification or will be willing / able to obtain within the first year of employment.
