Reporting Office: London, Stratford

Working/Patch Location: Flexible, floating role with no fixed patch. You'll provide cover across key locations.

Persona: Agile Worker: 20% - 40% of contractual hours to be worked from reporting office (hybrid working)

Working Pattern: Monday to Friday 9-5

Are you an experienced housing professional who knows how to manage a busy patch, build trust with residents and bring complex tenancy, leasehold and estate issues to resolution?

We are looking for Neighbourhood Housing Leads to act as the primary relationship holder for residents across local patches, delivering a reliable, consistent and customer-focused housing management service.

This is a strong opportunity for someone with housing management, tenancy management, leasehold, ASB, estate services or neighborhood experience who wants to make a visible difference for residents while working across internal teams, local authorities, contractors and community stakeholders.

You will manage relationships across a patch of around 500 to 600 homes, helping residents navigate L&Q services, resolving issues at pace and acting as the voice of the resident across the organisation.

Your impact in the role:

  • Own the primary relationship between L&Q and residents on your patch, regardless of tenure, making it easier for residents to get issues resolved. Deliver responsive, high-quality housing management services in line with policies, procedures and regulatory expectations.
  • Use your housing knowledge to advise on tenancy and property matters, service charges, ASB, tenancy breaches, estate issues and resident support needs.
  • Investigate and resolve local issues such as waste management, fly-tipping, abandoned vehicles, parking, pets, graffiti and communal area concerns.
  • Complete tenancy audits, home and building inspections, communal inspections and open space checks, ensuring standards, risks and compliance actions are managed effectively.
  • Identify, report, mitigate and escalate risks on patch, including fire risk actions and other compliance activity within relevant timescales.
  • Support the resolution of complaints, MP and Councillor enquiries, court action referrals and multi-agency cases where required.
  • Represent L&Q at resident forums, committees, residents associations and patch-related meetings, championing resident feedback and service improvement.
What you'll bring:

  • Proven housing sector experience, ideally across tenancy management, leasehold management, ASB, tenancy fraud, safeguarding, vulnerable residents, domestic abuse or hate crime casework.
  • Strong understanding of property and estate management, including communal inspections, service charges, facilities management and contractor performance.
  • Operational knowledge of social housing regulation, relevant housing and immigration law, welfare reform, tenancy compliance and risk management.
  • You should have a proven track record of building relationships with people and be able to communicate well with colleagues and residents.
  • You'll be able to problem solve and will pride yourself on your grit and determination. You'll have a can-do attitude and be motivated by keeping promises to residents.
  • You'll be willing to push boundaries and challenge the business where needed to achieve the very best outcomes for residents. Confidence managing a complex caseload, balancing resident contact, inspections, complaints, compliance actions and stakeholder meetings without losing sight of deadlines.
  • Stakeholder management is also key to this role and an ability to engage with a diverse customer base is essential.
  • A proactive, persistent and solutions-focused approach, with the confidence to challenge where needed to secure the right outcome for residents. Have a valid license and access to a car for work use.
  • A housing qualification or IRPM qualification would be desirable, particularly where supported by extensive property or housing management experience. If you do not already hold this, you should be willing to complete the IRPM qualification and any other learning deemed appropriate to the role.
