Main Tasks
- Manage a portfolio of void and surplus properties on behalf of major infrastructure clients.
- Oversee the acquisition and onboarding of new assets into the portfolio.
- Identify opportunities to reduce vacancy levels and provide recommendations to clients.
- Build and maintain strong relationships with clients, contractors, security providers and internal stakeholders.
- Manage security requirements and carry out regular audits across the portfolio.
- Assist in the identification and disposal of surplus property where appropriate.
- Work closely with Facilities Management colleagues to ensure all compliance requirements are met before properties are re-let.
- Manage contractors, including health and safety compliance, quality control, project sign-off and invoice approvals.
- Maintain accurate property and financial records using the TRAMPS property management system.
- Undertake regular property inspections and provide accurate, timely reporting to clients.
- Identify and implement asset management initiatives that improve property performance and value.
- Support the identification of strategic development opportunities where applicable.
- Monitor and manage service level agreements (SLAs) and key performance indicators (KPIs).
- Maintain an up-to-date knowledge of relevant property legislation and industry best practice.
- Previous experience in residential or property management, with confidence managing relationships with clients, tenants and contractors.
- Strong communication and interpersonal skills, with the ability to build trusted relationships with a range of stakeholders.
- Excellent organisational skills, with the ability to manage multiple priorities and meet deadlines.
- High levels of attention to detail and accuracy in both administrative and reporting tasks.
- Strong problem-solving skills and the ability to use initiative when managing day-to-day challenges.
- A proactive and customer-focused approach, with a commitment to delivering a high standard of service.
- Confidence using Microsoft Office applications and an aptitude for learning new systems and technology.
- Knowledge of property compliance requirements and CDM regulations would be advantageous.
- A positive, collaborative attitude and the ability to work effectively both independently and as part of a team.
- Full UK driving licence and willingness to travel to client properties as required.
