Due to continued growth and an expanding project portfolio, Connolly Ltd is looking for an experienced Site Manager to join our Social Housing team.
This role offers the opportunity to take ownership of refurbishment projects across occupied homes, delivering improvements that have a direct impact on residents and communities. Typical works include kitchen and bathroom replacement programmes, internal refurbishments, and planned improvement works.

The Role
As Site Manager, you'll oversee the day-to-day delivery of refurbishment projects, ensuring works are completed safely, on programme, within budget, and to the highest quality standards.
Working closely with site teams, subcontractors, clients and residents, you'll play a key role in ensuring successful project delivery while maintaining a positive customer experience throughout.

The Role
As Site Manager, you'll oversee the day-to-day delivery of refurbishment projects, ensuring works are completed safely, on programme, within budget, and to the highest quality standards.
Working closely with site teams, subcontractors, clients and residents, you'll play a key role in ensuring successful project delivery while maintaining a positive customer experience throughout.
Key Responsibilities
- Managing social housing refurbishment projects from start through to completion
- Planning and coordinating day-to-day site activities, ensuring works remain on programme
- Managing direct labour, subcontractors and suppliers across multiple trades
- Monitoring labour requirements and ensuring the correct resources are available to meet programme demands
- Managing kitchen, bathroom and general internal/external refurbishment works
- Ensuring subcontractors and operatives understand the scope of works and required quality standards
- Carrying out regular quality inspections, identifying defects and ensuring snagging works are completed
- Monitoring project progress against programme and escalating any delays or resource issues
- Working closely with Commercial teams on variations, costs, subcontractors and project budgets
- Managing site inductions, toolbox talks, RAMS and day-to-day health & safety compliance
- Maintaining accurate site records, progress information and compliance documentation
- Coordinating materials, deliveries, plant and equipment to keep works moving
- Working closely with Resident Liaison teams when carrying out works in occupied homes
- Building strong working relationships with residents, clients, subcontractors and internal teams
- Attending client and progress meetings and providing clear updates on site performance
- Ensuring properties and communal areas are left safe, clean and presentable throughout the works
- Taking ownership of the site and resolving day-to-day issues before they impact delivery
- Proven experience as a Site Manager within refurbishment/construction
- Previous social housing experience strongly preferred
- Experience managing refurbishment works within occupied properties
- Strong understanding of managing direct labour and subcontractors
- Confident managing programmes, quality, health & safety and day-to-day site delivery
- Experience coordinating multiple trades and dealing with changing site priorities
- Strong leadership skills with the confidence to manage operatives and subcontractors effectively
- Good communication skills and comfortable dealing directly with residents and clients
- Organised, proactive and able to identify and resolve issues quickly
- SMSTS
- First Aid at Work
- Asbestos Awareness desirable
- CSCS card where applicable
- Full UK Driving Licence
