Purpose of the Role

To provide a proactive, holistic, and customer-focused housing management service, ensuring tenants sustain their tenancies, access support where required, and benefit from community engagement initiatives. The postholder will operate independently across SCHA properties, lead on tenancy sustainment initiatives, enforce tenancy obligations and fulfil a strategic role in coordinating external services.

Key Responsibilities

Tenancy Support

  • Explain tenancy agreements and tenants’ rights in detail.
  • Support tenants with rent payments, housing benefit claims, and arrears prevention.
  • Promote understanding of housing responsibilities and encourage positive engagement.
  • Maintain tenancy records, incident logs, and coordinate multi agency case reviews.

Property Management

  • Handle repairs and maintenance requests, ensuring timely resolution.
  • Manage allocations and lettings, minimising voids and arrears.
  • Personally supervise contractors when necessary to safeguard tenant wellbeing.
  • Monitor property standards and ensure safe use of equipment.
  • Work closely with the maintenance team, contractors and the Operational Manager to ensure adherence to the RSH Consumer Standards for safety and security.

Tenant Wellbeing & Independence

  • Offer guidance on hygiene, property upkeep, and safe living practices.
  • Coordinate support across multiple services to meet tenants’ holistic needs, including housing, health, and social care.
  • Liaise proactively with statutory and voluntary agencies, such as NHS mental health teams, occupational therapists, social workers, and community organisations, to support independent living and tenancy sustainment.
  • Facilitate multi-agency meetings or case conferences where appropriate.

Risk & Behaviour Management

  • Identify and manage issues related to anti-social behaviour, nuisance, or organised crime within properties.
  • Work collaboratively with community safety teams and other stakeholders to address risks.
  • Maintain accurate records of incidents and interventions, using data to inform lessons learnt and case studies.

Person Specification

Essential Criteria

Experience & Knowledge

  • Qualified or prepared to study for CIH Level 3 awards in the following: Award in Housing Practice
  • Certificate in Housing Services
  • Certificate in Letting and managing residential property
  • Certificate in Housing Practice
  • Experience in housing management, tenancy sustainment, or support work.
  • Understanding of housing legislation, tenancy agreements, and landlord responsibilities.
  • Knowledge of safeguarding procedures and working with vulnerable individuals.
  • Familiarity with rent collection, arrears management, and tenancy enforcement.

Skills & Abilities

• Strong communication and interpersonal skills.

• Ability to manage a caseload and work independently.

• Skilled in conflict resolution and de-escalation.

• Competent in using housing management systems and Microsoft Office.

• Accurate record-keeping and report writing.

Other Requirements

• Willingness to travel locally.

• Enhanced DBS check.

• Full UK driving licence and access to a vehicle (if required).

  • Willing to take part in on-call rota and work occasional week-ends and evenings

Desirable Criteria

• Experience in supported housing or working with complex needs.

• Knowledge of welfare benefits and financial inclusion.

• Formal housing or social care qualification (e.g., CIH Level 3).
