We're now looking for a proactive and organised Voids Officer to help us bring empty homes back into use quickly, safely and to a high standard.

About the Role

As a Voids Officer, you'll take ownership of the voids process from start to finish. You'll coordinate repairs, monitor progress, manage compliance documentation and work closely with contractors and internal teams to ensure every property is ready for letting as quickly as possible.

Your work will directly support our ability to provide homes to those who need them, reduce void rent loss and maintain high levels of customer satisfaction.

What you'll do

  • Coordinate repairs, allocate tasks and monitor progress for in-house teams and subcontractors
  • Maintain accurate records, dashboards and performance data
  • Ensure all properties are fully compliant before handover, including Gas Safety Certificates, EICRs, asbestos reports and EPCs
  • Respond to queries, complaints and feedback professionally and promptly
  • Work collaboratively with contractors, stakeholders and internal teams to meet KPIs
  • Identify opportunities to improve processes, reduce void days and enhance customer experience
  • Support administrative tasks and ensure documentation is completed accurately
  • Oversee and manage the full void repairs process, ensuring timely completion
What We're Looking For

Must haves:
  • Experience in property repairs, void management or lettings services
  • Strong organisational skills and ability to manage competing priorities
  • Excellent communication and negotiation skills
  • Strong IT and reporting skills, with confidence managing data
  • Knowledge of property compliance requirements (e.g., safety certificates)
  • Customer-focused approach with a commitment to delivering excellent service
  • Practical, solution-focused mindset with strong decision-making skills
  • Full UK driving licence and access to a vehicle for business use
Nice to haves:
  • Experience working within social housing
  • Knowledge of repairs, maintenance or asset management processes

Working Hours & Additional Pay
  • Hours and working pattern, 37 hours per week Monday - Friday.
