Your work will cover key areas such as damp and mould, disrepair, stock condition, and our internal teams delivery of planned works. You will be responsible for ensuring we identify and mitigate risks created by maintenance issues before they become major problems for our customers.You will work at a strategic level, regularly reporting to the Board on how we are protecting our customers. Using data-driven decision-making, you will identify root causes of property risks and failures, ensuring our long-term investment strategy supports a preventative approach.You will also lead multiple teams, ensuring effective collaboration across departments such as compliance, service delivery, and neighbourhood management to provide the best outcomes for our customers.Key Responsibilities<ul><li>Lead and develop teams focused on HHSRS property hazards, damp and mould, disrepair, and stock condition surveying.</li><li>Oversee remediation and planned works, ensuring homes remain safe and in good condition.</li><li>Manage our internal planned works team, ensuring they deliver the quality required to drive customer satisfaction.</li><li>Use data and insights to identify root causes of property defects and drive proactive maintenance strategies.</li><li>Ensure compliance with legal, regulatory, and health &amp; safety requirements, reducing risk and improving standards.</li><li>Work closely with the Board, internal teams, and external partners, providing expert advice and influencing policy.</li><li>Manage significant budgets and procurement for specialist contractors.</li><li>Champion a customer-first approach, ensuring complaints are resolved effectively and homes remain safe.</li><li>Develop training programmes to empower frontline staff to identify and address property risks.</li></ul>What We’re Looking For<ul><li>A property related qualification e.g. surveying, or equivalent experience.</li><li>Proven leadership experience in social housing, managing teams across asset management, repairs, compliance, and stock condition.</li><li>Strong knowledge of building regulations, property defects, HHSRS, disrepair law, and compliance standards.</li><li>Experience using data and analytics to inform strategic decision-making.</li><li>A track record of working in high-profile roles, influencing stakeholders, and managing Board-level reporting.</li><li>Excellent project management skills with the ability to coordinate large-scale property investment and remediation work.</li><li>A customer-focused mindset, ensuring homes are safe, secure, and fit for purpose.</li><li>CIH level 4 qualification, or a willingness to work towards this.</li></ul>You will need a full UK driving licence as you’ll be regularly travelling across the Bromford geography. Job Title: Housing Support Worker Head Office Location: Brindley Place, Birmingham Job Location: Birmingham Salary - £12.14 per hour Contract type - Permanent Working hours - Part time - 21 HOURS About the Service Our GSA refuge is for women and children who have had to flee their homes because of domestic. We provide support families with housing, welfare benefits, mental health, education, and training opportunities. Staff utilise a Support Plan to prioritise key work tasks and activities on a one-to-one basis and as a group. Staff also offer advice and information to empower and equip the women to live independently, within a safe and stable environment free from violence and abuse. Referrals are mainly sourced through the `Routes-to-Support portal managed by Women`s Aid, but the service also accepts direct referrals in line with its internal criteria. The refuge has 16 self-contained flats with a communal lounge, a communal kitchen, a children`s classroom, as well as a communal garden area. It is funded by Birmingham City Council and the property is owned by Green Square Accord. About the role The role is for those who would like to support victims of domestic abuse and their children. Primarily, you will be assisting families to source permanent housing and re-settle back into the community where they will feel safe and free from violence. We do expect the candidate to support service users in the following areas: Provide support to service users to complete a housing benefit application form. Support service users with all aspects of maintaining their tenancy, e.g. making rental payments budgeting and managing their finances. Liaise with our internal Customer First and arrange for void properties to be ready for re-let. Record void vacation and re-let information manually and electronically. Provide support to service users to complete a homelessness application, with the view of securing permanent housing. Assist service user to collate evidence-based documentation to support their housing application. Assist the service user with preparing for appeals where necessary. Manage rent accounts utilising GSA`s rent accounting IT system. Assist service users in reporting repairs. Please note that if you are successful in this role, we will require a DBS check to be completed. Further details will be sent following offer.
